Why should I work with a real estate agent?

As a buyer, there is no reason not to work with a real estate agent. Buying a home is a big purchase and it is important to have someone on your side who knows what the process looks like and can help look out for you. Buyer's agents are paid through the seller's agreement with the listing agent, not by the buyer. That means that our buyers get all of our expertise for free!

Should I buy a home or continue to rent?

Renting is helpful if you aren't planning to stay in the area for long or if your credit is low, but often monthly rent payments are similar or even higher than the mortgage would be if you owned the home. The way we see it, it's better to make a payment where you are gaining equity, than to pay a landlord and never see the money again.

How much house can I afford?

The best way to determine what you can afford is to talk with a lender. Local lenders are key. They can save you quite a bit of money on closing costs compared to a big box or online lender and they make the whole process much smoother. 

We would be happy to recommend a lender for you to contact before you start looking at homes. The local real estate market is moving so quickly that if you don't speak to a lender before starting to look at homes, the home may be gone before you can provide a proof of funds letter and put in an offer.

How much money do I need to buy a house?

Not as much as you would think! It is a common misconception that you need to make a 20% down payment in order to buy a home. In fact, very few first-time home buyers make a down payment this large!

Many loans allow as little as 3.5% down payment and there are even programs that can reduce the cash you need up front even further! This is another reason why a local lender is going to be a great help to your search. Your loan officer will go over the finances with you, will show you what your options are and help you decide what is best for you!

What should I look for when choosing a community to live in?

Some key things people consider when determining where to live include the distance from work, proximity to favorite businesses or family and friends, and tax rates. While we don't know where your family and friends live, we do know something about taxes. We will make sure that you know what the current tax bill is on all the homes we see so that there are no surprises when that bill comes!
